Presentation before listing, Brisbane

Pre-sale painting

Targeted touch-ups and small repaints before a property goes to market — concentrated on entries, hallways and the details buyers actually register.

A clean, freshly painted interior ready for inspection

Before a sale, the question is not what the house needs — it is what will change a buyer’s impression in the first ninety seconds. That is almost never the whole house. It is the front door, the entry, the hallway everybody walks down, and whatever is chipped at eye level.

Spending the presentation budget in those places, rather than spreading it thin across every room, is what makes the difference at an open home.

Where the budget usually goes furthest

  • Front door and entry — the first thing a buyer touches
  • Hallways and high-traffic walls
  • Marked skirting boards and door frames
  • One feature wall or a dated colour that dominates a room
  • Patch repairs that would otherwise show in listing photos
  • Small exterior areas visible from the street

How pre-sale work is approached

  1. Work to the campaign date

Photography usually happens before the first open. The work is scheduled backwards from the photo shoot, not the auction.

  2. Prioritise ruthlessly

Tony will tell you which two or three areas will do the most for the money, and which rooms can be left alone.

  3. Neutral where it matters

A strong personal colour in the main living area is often the one thing worth changing before listing.

  4. Finish clean

Listing photography is unforgiving about overspray, missed edges and tape lines.

Common questions

Common questions

Is it worth painting before selling?
Targeted painting, almost always — an entry and hallway refresh costs little against the sale price and changes the feel of the walk-through. Repainting an entire house before sale rarely returns what it costs.
How quickly can it be done?
Most pre-sale jobs are one to three days of work. The constraint is usually your photography date, so give Tony that up front.
Can you just do the parts the agent flagged?
Yes, and that is often the most sensible brief. Send the agent’s list through with photos.
